Thank you for choosing to rent with Redding REI, Inc. To establish residency in one of our rentals, we require that each applicant meet certain criteria. Before you apply, please take a moment to review our application process and rental policy, below.
Applications are available:
• Online at www.ReddingREI.com. Find the property you are interested in, then click the blue Apply Now button.
• At our office at 5000 Bechelli Lane, Suite 203, Redding, CA 96002.
• Emailed or mailed to you upon request by phone / text 530-247-0345 or email us at info@reddingrei.com.
Nonrefundable application fees are $35 per applicant and can be paid:
• With ACH (bank account), debit, or credit card during application submittal on our website at www.ReddingREI.com
• By check or money order at our office at 5000 Bechelli Lane, Suite 203, Redding, CA 96002 (24 hour dropbox to right of front door)
Applicant must be of legal age, 18 years or older. All occupants 18 years or older must fill out a separate application.
Identification must show your name, date of birth, and photograph. You can use any document from the following list:
• State identification (ID) card
• Driver license
• US passport or passport card
• US military card (front and back)
• Military dependent’s ID card (front and back)
• Permanent Resident Card
• Certificate of Citizenship
• Certificate of Naturalization
• Employment Authorization Document
• Foreign passport
Income can be verified by:
• Employment: A verification form will be sent to current employer for a record of income paid to applicant. Current check stubs equaling one month of pay are required. If you are starting a new job, you will need to provide copy of your new employment offer letter
• Self Employment: Provide 2 years tax returns, 3 months current bank statements, and current year to date business profit and loss statement.
• Other Income: May include but are not limited to; social security benefits, pensions, disability benefits, child support, alimony, annuities, trust funds, etc.
• If no verifiable recurring income exists, applicant must show means of financial support for a period of one year. This calculation is (3 x rent amount)x 12 months.
Combined gross household income must be 3 times the rent amount, or household income must fall within program guidelines if income restricted unit.
We do not allow Co-Signers.
Verifiable rental history from unbiased (non-family or friend) sources. A verification form will be sent to the current or former landlord for a record of payment history and information regarding any damages or incidents while the applicant was living there.
• Applicants are required to have a good credit history. Credit history from the last 5 years will be considered. History of late payments and/or collection accounts and a credit history showing bankruptcy, unpaid state or federal tax liens, foreclosure, vehicle repossession, utility or telephone collection, amounts due to prior landlords, and returned checks can cause an applicant to not qualify for a lease of a rental property.
• Note: We do not look at student loan or medical debt collections.
• If an Applicant has a landlord/tenant, civil judgment, or eviction they will not qualify for lease of a rental property.
• Applicants with a government rent subsidy may choose to provide verifiable alternative evidence of reasonable ability to pay rent instead of using a credit report per California State Law. This choice is made on the rental application. The background check is run on all applicants and the application fee remains $35. If any additional information is required, it must be provided within 48 hours for the application to be considered.
Criminal background checks are automatically conducted as part of our credit history requests. An applicant will be denied if there is a history of serious criminal activity; a conviction for any type of crime that would be considered a threat to an individual, person or real property.
• If pets are allowed in the rental unit you must submit a picture of the animal with your application.
• You will be required to sign a Pet Agreement at the time of move-in.
• An additional security deposit and/or pet rent may be required.
• At our discretion we may, at any time, restrict a pet from living at a property.
• Pet sitting is not allowed.
• An unauthorized animal is considered a material breach of your lease agreement and good cause for an eviction.
• Excessive noise or nuisance, vicious, threatening, or aggressive behavior is not permitted by any animal.
• All pets are considered with owner approval(not all units allow pets).
• There are some breeds of dogs that will not be approved as the owner’s insurance company will not allow them. This can be any dog (purebred or mixed breed) of the following listed breeds; Akita, Alaskan Malamute, Boxer, Bullmastiff, Chow, Doberman Pincher, German Shepherd, Great Dane, Husky, Pit Bull, Staffordshire Bull Terrier, American Pit Bull, Perro de Press Canario, Rottweiler, Wolf or wolf-hybrid.
If you have a service/companion animal, you must submit a picture of the animal with your application. You will be required to sign a service/companion animal agreement with the appropriate documentation for your animal.
All our units are non-smoking, including the garages and common areas. We do not permit the smoking or growing of marijuana within our units or on the premises
Reasons for denial:
Income / Employment:
• Is below our minimum requirement (or exceeds maximum limits if income restricted unit)
• Could not be verified.
Credit history:
• Reveals that current obligations are excessive in relation to income.
• History of late payments, collection accounts, bankruptcy, unpaid state or federal tax liens, foreclosure, vehicle repossession, utility or telephone collection, amounts due to prior landlords, and/or returned checks.
• Could not be verified.
Rental history:
• Reveals landlord/tenant, civil judgment, or eviction.
• Previous landlord reports complaints of noncompliance activity, history of disturbing neighbors, property destruction, and/or delinquent rent payment.
• Could not be verified.
Criminal History:
• Serious criminal activity; a conviction for any type of crime that would be considered a threat to an individual, person or real property.S
Other:
• Incomplete application.
• Falsified / misrepresented information on application.
• Failure to provide rquested documentation within reasonable timeframe (48 hours)
• Cannot provide proper identification.
